Importance of Flood Risk Assessments

A Flood Risk Assessment is generally required to accompany a planning application for developments that are:

Located within Environment Agency indicative Flood Zones 2 or 3.
Larger than 1 hectare in Flood Zone 1.
Situated within an Environment Agency-designated ‘Critical Drainage Area’.
Likely to affect a watercourse, such as the culverting of an open channel.

New developments must be safe for their intended lifetime, including allowances for climate change, and must not increase flood risk elsewhere.
